INVENTORY MAKE/COMPILATION

Detailed report describing the condition of each room/area of the property along with all fixtures, fittings, contents and furniture. Each item includes it's condition and detailing any defects as well as areas of redecoration and new contents.

CHECK IN
SCHEDULE OF CONDITION

Check in inspection is carried out just prior to start of tenancy. Report includes accurate details of each room and description of all areas and their contents, fixtures and fittings. All reports are supported with photographic images.
Utility meter readings are taken and relevant smoke and carbon monoxide alarms tested. All kitchen appliances are tested for power. A full summary detailing the overall condition, of decoration and cleanliness, along with details of keys, entry fobs etc. which may be handed over to tenants if present; all recorded within the Schedule of Condition.

CHECK OUT

An inspection of the property is carried out at the end of the tenancy, once tenants contents have been removed. A detailed report is produced comparing the condition of each room and its contents, fixtures and fittings and recommendations of fair wear and tear, tenant's responsibilities, and any maintenance issues that the Landlord should be aware of, are compiled along with supporting photographic evidence. Keys will be collected from Tenants and final utility meter readings taken.

INTERIM/MID TENANCY INSPECTIONS

Interim inspections are generally carried out at 3-6 monthly intervals of the tenancy. Our inspection will highlight general maintenance issues & any misuse of the property in breach of tenancy agreement. We prepare a brief report with supporting photographic evidence.
